General

Walk-ins are welcome, however, please note that we do give priority to scheduled tours. We strongly encourage you to schedule a tour ahead of time. Particularly on Saturdays.

Management is on-site six days per week and available by phone, email, or via the resident portal.

Applications for an apartment home may be completed on our website.

Applications are typically processed within 48 hours.

There is an application fee of $150. Additional applicants 18 yrs and older are $50 per applicant.
Security deposits start at $500, and $250 of that is due at the time of application. Additional deposit may be required. The remaining portion of the deposit will be due at move-in.

Our advice to first time renters are going ahead and setting up utilities and renter's insurance before the set move-in date. Don't put off Maintenance requests. Use exhaust fan while showering. Clean window sill because condensation is normal.

Primary leads holders can log in through their resident portal to view and pay their rent and utility balance.

We do not charge any additional monthly fees. Other than your rent amount, you will see your utility charges for water, sewer & valet trash. The utility provider does charge a $6 service fee. 

Yes, we require $100,000 worth of renter's insurance coverage.

Utilities are billed by individual usage and not included in rent.

You only need to set up a Georgia Power Account for your utilities.

Our available Internet and Cable providers include At&t Fiber, and Comcast/Xfinity.

Yes, we do offer a referral amount of $300 for current residents and $100 for previous residents who refer a friend.

Guests must be accompanied by the resident in all amenity areas and park in designated guest parking spaces. All guests are required to follow community rules and guidelines.

No, we don't allow subletting.

An early termination fee equal to one month's rent is required in addition to a full calendar month notice. 

We do not have any furnished apartments.

Yes, we have a minimum of 2 months in our short term leases.

We are no longer accepting new corporate leases.

Yes, we take packages in the office during office hours.

Pet Policy

Yes, we have a pet park on-site.

Yes, our community is pet friendly.

1st Pet: $275 fee; $125 deposit 2nd Pet: $275 fee; $125 deposit. If a dog is under 1 year we require an additional $100 deposit.

Amenities

Our community amenities include a state-of-the-art gym, pool/fire pit/gas grills, pet spa, bike storage, dog walks/dog park and community room/conference room.

Microwave, Refrigerator, stove/oven and garbage disposal are our standard appliances.

The fitness center is open 24/7.

We have a variety of exercise equipment, including: Smith Machine, pull-up machine, cable machine, leg presses, treadmills, stair master, row machines, bikes, cable machines, free weights, TRX bands, balance balls, and medicine balls.

Quiet hours are from 10pm-7am. There are no fees to use community spaces.

Location

Our nearest cross streets are Cumberland Blvd and Cobb Pkwy.

We are located near The Battery Atlanta/Truist stadium, Cumberland Mall and Downtown Vinings. Several restaurants, movie theaters and grocery stores are nearby. Our community is in close proximity to two interstates with easy access to Buckhead and downtown Atlanta.

We have our very own dog park as well as two turf pet runs within our community.

Yes, we have bike trails about a mile down cobb pkwy.

We have several nearby coffee shops: Starbucks, Dunkin Donuts, Chattahoochee Coffee Company, and Cafe Comma.

Maintenance

Before you move in, the apartment will go through turnkey which is Paint, Clean, Carpet, Maintenance, and clean again. Pre move-in inspection is done and move-in gift provided.

Yes, we do have on-site maintenance.

Simply enter a service request through your online portal or our maintenance line and we'll have a maintenace team member help with the repair.

We strive to complete all maintenance requests within 24 hours.

You are not required to be present during service request work.

After office hours, a locksmith will need to be called. Due to security reasons, our on-call emergency team is unable to assist with lock outs. If it is during office hours, we will be happy to assist the resident.

You are more than welcome to decorate your new apartment home. Anything outside of normal wear and tear will either need to be corrected before move out or the repair cost will be billed to you.

Yes! We do have a valet trash service for residents. Trash is collected from right outside your front door from Monday-Thursday. The fee is $20/month and there are 2 bags allowed per apartment a day.
